Payment Plan & Buyer Protection

At Wabi-Kanso, clarity and security go hand in hand. Our payment structure is designed to protect buyers while ensuring construction flows smoothly. Every stage is tied to a legal agreement, a notary-controlled payment, and a tangible milestone. Nothing moves forward without proof.

Reservation (€10.000)

  • Legal: Sign Reservation Agreement (Reserveringsovereenkomst).
  • Finance: €10,000 deposit placed into the notary’s escrow account. Deducted from next payment.
  • Buyer Protection: Notary confirmation secures your chosen residence.
  • Decision Point: Lock in optional extras (solar, furnishing, pergola, garden layout, rental preparation).

Purchase & Construction Agreement (50%)

  • Legal: Sign Purchase & Construction Agreement (Koop-/Aannemingsovereenkomst). Covers both the long-leasehold right (erfpacht right) and the turn-key build.
  • Finance: 50% of the purchase price, minus €10,000 already paid.
  • Buyer Protection: long-leasehold (60-year renewable, transferable) registered in your name by the notary.
  • Decision Point: Confirm whether the home is for personal use or rental program.

Mid-Construction (30%)

  • Legal: Progress Certificate issued once the structure reaches the halfway milestone.
  • Finance: 30% payment, released via notary escrow.
  • Buyer Protection: Payment tied to visible, certified progress. Optional site visit and photographic updates.
  • Decision Point: Minor layout and finish adjustments within scope may be confirmed.

Final Delivery (20%)

  • Legal: Sign Handover Protocol (Opleveringsprotocol) + final Notarial Deed of Transfer (Akte van Levering). Title registered in the Kadaster (land registry).
  • Finance: Final 20% released from escrow to developer.
  • Buyer Protection: Keys delivered only after inspection and completion.
  • Decision Point: Optional furnishing package installed; rental management onboarding if selected.

Erfpacht (60-year leasehold, renewable, transferable)
