The Buyer Journey
Buying a home in Curaçao should feel calm, clear, and protected. At Wabi-Kanso, we’ve designed the process to be straightforward, guided by trusted notaries and supported by clear documentation. Here’s what to expect:
1. Reservation
- Secure your unit with a €10,000 deposit.
- Deposit is held in notary escrow, deducted from the purchase price.
- A Reservation Agreement confirms your intent and locks your home while legal steps are prepared.
2. Signing the Purchase & Construction Agreement
- You enter into the Koop-/Aannemingsovereenkomst, the standard Curaçao contract that combines the sale of the erfpacht right with the construction of your home.
- This agreement sets out the total price, building specifications, timeline (~6–8 months), and warranty terms.
- From here, the staged
payment plan begins (see Payment Plan page for details).
3. Construction & Progress
- Construction unfolds in stages, with milestone inspections.
- Payments flow only when progress is certified and confirmed by the notary.
- Buyers receive photo updates, and site visits can be arranged.
4. Delivery & Transfer
- On completion, a Handover Protocol is signed.
- The notary finalizes the Deed of Transfer (Akte van Levering), registering your erfpacht right in the Kadaster (Curaçao’s land registry).
- Keys are handed over turn-key — ready for immediate living or rental.

What is erfpacht?
Erfpacht is a long-term leasehold, common in Curaçao. You own the home itself, while the land is held on a 60-year lease, renewable and transferable. This keeps property accessible and clear under Dutch-Caribbean law.
Can foreigners buy?
Yes. Curaçao’s system welcomes foreign buyers. All ownership is registered and protected in the same way as for locals.
What’s included in the price?
Turn-key delivery: foundations, structure, finishes, bathrooms, kitchen, pool, and landscaping. Furnishing is optional, but required if joining the rental program.
Are there extra taxes or fees?
Expect notary fees, transfer registration, and annual land lease (erfpacht) fees. For exact numbers, consult a local legal or tax advisor.
Can Wabi-Kanso manage my home if I rent it out?
Yes property management is available as an optional service. We handle guest communication, bookings, and on-island logistics, so you can own without the hassle.
Does owning here give me residency?

How are rental earnings taxed?
